Access statement

Pen Y Caeau Farm is a Welsh longhouse built in the 17th century of local stone under a slate roof. It is situated 1.3 miles up a single track no through road on the hillside of Pen Tir, off the A479 near the village of Cwmdu. Due to its age and construction, it has certain physical limitations for access, as described below. All reasonable assistance will be given to guests with special access requirements to enable them to enjoy a visit here. If in any doubt, please contact Pen Y Caeau Farm before booking.

On arrival, from the lane turn right down a short, sloping drive to the level, concrete private parking and turning area immediately adjoining the property. There is space for two vehicles. There is a level walk of 14m to a pedestrian gate 104cm wide, which leads to a level, paved patio. From the gate it is 10m to the entrance door to Weaver's Cottage. This is a stable door 103cm wide. The threshold is 5cm high and the door handle is 130cm from the ground. If you require assistance with luggage, please request this on booking.

The entrance door leads to the kitchen/dining room with a tiled floor. At the other end of this room there is a glazed door leading out to a small flower garden. The threshold height is 5cm, leading out to a 26cm wide step, down 13cm to a slabbed area 145cm long by 123cm wide. There is a pedestrian gate with two further steps down to the concrete farmyard. The steps are 32cm deep and 19cm high.

The concrete farmyard is slightly sloping and gives wheelchair access to the guest patio via wooden five-bar gates 480cm long with a flopover latch 115cm high. There is a slope 107cm long up to the gates.

From the kitchen/dining room a step of 18cm high leads down to the sitting room via a wooden door with Suffolk latch 132cm from the ground. The door width is 90cm.

The sitting room floor is tiled and partially covered with a large, wool rug. Inward opening French doors 176cm wide lead from the sitting room to the patio. The door handle is 104cm high. The threshold is 5cm high. Outside the French doors is a railed and paved platform 130cm x 245cm leading down 5 steps to the patio. Each step is 26 cm deep and 15 cm high. The handrail is on the left when walking down the steps.

The stairs to the first floor lead off the sitting room and are made of oak. There is one straight step followed by three left hand winders and a flight of eight straight steps. Each straight step is 27cm deep and all steps are 21cm high. The handrail is on the left hand side when going up the stairs.

All the doors to the upstairs rooms are 76cm wide and the Suffolk latch handles are 140cm from the ground.

The shower room is off the landing and has a tiled floor. The height of the WC is 44cm and it is accessed from the left hand side. The basin has separate hot and cold quarter turn lever taps. The shower cubicle has sliding glass doors with a threshold height of 8cm. When fully open the access is 38cm wide. The shower bar controls are 120cm from the floor. There are separate controls for on/off and water temperature.

The main bedroom has an oak floor partially covered with a woollen rug. The king size bed has the option to split into two 2ft 6in wide beds. Please contact us before arrival if you wish to have the beds split. There are two windows, the smaller of which is deeply inset. Please take care not to bang your head on the deep reveal when opening and closing this window.

The second bedroom has an oak floor with a small rug by the single bed. There is an additional 2ft 6in trundle bed available for this room, please enquire before arrival if you require this bed to be made up.

Ample electric sockets are provided. They are 54cm from the floor. Light switches are 115cm from the floor.

There is electric lighting in the kitchen/dining room, sitting room, stairs, landing, bedrooms, shower room and on the patio and car parking areas.

Fully wired smoke detectors/alarms are fitted in the kitchen and landing. A fire blanket is located in the kitchen and a 1kg fire extinguisher is located on the ground floor and first floor.

Doors are contrasting colours to walls/surrounds.

Bedding is hypoallergenic. The three piece suite in the sitting room has feather cushions.

All printed material can be provided in large print. Please request this when booking.

Communications – there is no mobile phone signal in the house or surroundings. Wifi broadband is available in the cottage for a small charge - please ask on arrival if you require broadband.

Landline telephone access is available for a small charge for calls to UK trunk numbers.

No pets except for guide/hearing dogs, as this is a working farm and livestock grazes on the surrounding common land.

No smoking inside Weaver's Cottage or on the farm for the safety and comfort of all our guests.

Garden – access is via the car parking area, through the metal five bar gate and adjoining wooden pedestrian gate. The lawn has an initial short, steep slope leading to the rest of the slightly sloping, lawned and 'wild' garden.

Transport – there is no public transport to Pen Y Caeau Farm. The nearest train station is in Abergavenny (12 miles). Taxi cab: 07545 948034.
